HKMM FlexHome is the standardized garden-suite division of HKMM Group, delivering turnkey Accessory Dwelling Units (ADUs) — also called garden suites, laneway homes, coach houses, or secondary dwelling units — across the Greater Toronto Area and Southern Ontario.

What Is an ADU?

An Accessory Dwelling Unit is a self-contained second home on a single-family lot. Under Ontario's Bill 23 (More Homes Built Faster Act), most GTA municipalities now permit up to three units per lot as-of-right. FlexHome turns that policy into a fixed-scope, permit-ready, factory-built home.

  1. Site Assessment — Free property review covering zoning, setbacks, servicing constraints, and ADU eligibility.
  2. Design & Quote — Choose a base layout or customize. Fixed-scope design package with illustrative pricing in 2–3 weeks.
  3. Permits — Full permit management: zoning, building, electrical, plumbing, conservation authority where applicable.
  4. Factory Production — Light gauge steel panels precision-fabricated indoors at HKMM Micro Factory.
  5. Site Install — Foundation, utilities, panel assembly, finishing, smart-home pre-wire, landscaping cleanup.
  6. Handover — Final inspection, warranty documentation, systems orientation, ongoing aftercare contact.

Frequently Asked Questions

Do I need a permit for an ADU in the GTA?

Yes. Each ADU requires building, electrical, and often plumbing permits. FlexHome manages the entire permit process including zoning compliance, conservation authority sign-off where required, and utility connection coordination with your municipality.

How long from contract to keys?

A typical FlexHome project takes 6–10 months from signed contract to handover (illustrative). Factory production runs in parallel with permit approval, which is why FlexHome is meaningfully faster than conventional framing.

Why light gauge steel instead of wood?

LGS framing is non-combustible, dimensionally stable (no warping or shrinking), termite- and rot-resistant, and 100% recyclable at end-of-life. Factory precision reduces on-site rework and waste.

Can I use a FlexHome as a rental?

Yes. FlexHome units are designed to meet Ontario Building Code requirements for legal secondary suites. Many homeowners use them for long-term rental income, multigenerational housing, or short-term stays where local bylaws allow.

What's included in the price?

Pricing is illustrative and includes the structural shell, insulated envelope, interior finishes per tier, mechanical/electrical/plumbing rough-in and fixtures, smart-home pre-wire, and standard install. Site work (foundation type, utility extensions, landscaping) varies by lot and is quoted separately after assessment.
